How to restore a leaking metal roof:
The process to fix a leaking metal roof is as follows:
- Clean roof of debris, clear all drains and ensure they are in good working order.
- Tighten all fasteners. Replace missing fasteners.
- Remove crusted or powdery rust by applying RustArrestor™ 24 hours prior to power washing. Power wash entire roof.
- Apply Polyprene® into any gaps.
- Apply Seam/RivetGuard™ to all fasteners and seams (using PolyCore™ embedded in the Seam/RivetGuard™ as needed at seams).
- Apply Polyprene® around all skylights, flashings, rooftop penetrations and rooftop equipment.
After all roof repairs have been made…
- Apply elastomeric Topps Seal® Base Coat. Allow to dry.
- Apply elastomeric Topps Seal® or Topps Seal® Excel as the finish seal.
This complete, seamless restoration process seals, prevents leaks and provides a bright white reflective surface that helps cool the entire building envelope.
